Why are we taking this step?

Many residents ask why the Association has decided to hire a private expert to inspect our homes. Are we looking for a free renovation? Absolutely not. We are not asking for money on a whim. We want the technical truth to be put on the table: the constant passage of heavy buses through narrow historic streets is damaging the foundations of our past.

What is an expert report and why now?

Imagine your house as a 500-year-old person forced to run a marathon every day. Eventually, the joints —our load-bearing walls— give way. An expert report is our neighbourhood X-ray. It is not a residents’ opinion: it is a technical report signed by an independent professional.

The report the Town Council already knew about

We are not inventing anything. In 2017, the municipal architect drafted a technical report warning about the effects of heavy traffic: vibrations transmitted to foundations, micro-cracks, detachments, excessive noise and pollution that does not dissipate as it would in wider streets. We will now combine that report with the expert inspection of our homes.

Why are we doing this collectively?

When one home fights alone, it may look like an isolated problem. When a whole neighbourhood is inspected, the pattern appears. There is talk of a possible patrimonial liability claim of up to 5 million euros if damage is confirmed in nearly 150 homes on Calle San José and Calle Mayor, with possible affected homes also on Calle Cervantes.

What are we really claiming?

We do not want a renovation. We want the safety of living in a house that does not shake. We want heavy traffic diverted to suitable routes and our streets returned to people.

Specialised law firms

There are highly specialised law firms in patrimonial liability, structural damage, urban planning and claims against public administrations. Some may consider success-linked arrangements within applicable legal and professional limits. That does not mean the case is won: it means it must be prepared carefully.
